Proposals submitted to transform former Hemel Hempstead estate agents into betting shop
Plans have been submitted to turn a former estate agent in Hemel Hempstead into a betting shop.
Located at 178 The Marlowes, formerly home to Chancellors, could be used by Jenningsbet if Dacorum Borough Council grants permission for a change of use.

Documents submitted as part of the application argue that occupying an empty unit would “positively contribute to the vitality and viability of Hemel Hempstead town centre”.
They state: “This shop and the location have been specifically identified to meet a need for [Jenningsbet’s] prospective customers in this location and Jenningsbet’s overall strategy to expand its operations in this region.
“The interest from Jenningsbet is the only realistic opportunity to avoid a prolonged period of vacancy and to provide economic investment in the unit.”
The unit has been empty since Chancellors left in April 2025, and commercial property agents Brasier Freeth say there has been “limited interest” in the property, with Jenningsbet the “only party who showed significant interest”.
Jenningsbet, which has 190 betting shops throughout England, wants to use the unit with opening hours of 8am until 10pm on weekdays and Saturdays, and 9am until 10pm on Sundays.
A decision has not yet been made on whether to grant the requested change of use.
