Land deal set to be completed for housebuilder to transform college campus in Kings Langley

The land deal which has been agreed for the sale of the West Herts College campus in Kings Langley is set to be completed this month.

Contracts for the land have been exchanged, paving the way for a new homes development to be built on the site.

Bellway has bought the 0.4-hectare site, which has outline planning permission for 65 new one and two-bedroom apartments set within a four-storey apartment building, to be known as Millworks.

The development’s name pays homage to the former watermill which stood nearby the site and the areas milling history, while also honouring the former college campus and their history as an engineering college.

Outline plans submitted by West Herts College to Three Rivers District Council, with the view to selling the site to a developer, were approved in August 2019.

Bellway is now finalising a detailed planning application for the development, with the land acquisition set to be completed this month.

The college campus at Kings Langley is set to be demolished in the autumn to make way for the new apartments and comes as part of a wider project by West Herts College to move students to a new state-of-the-art campus in Hemel Hempstead.

Millworks will comprise 65 apartments, all of which will benefit from allocated parking in a gated car park within the development.

As well as redeveloping the Kings Langley campus, Bellway is also building new homes at the former Dacorum campus in Hemel Hempstead, next door to the new purpose-built college building, which forms the first part of the college’s transformation project.

“This is now our second project with West Herts College after the purchase of the Dacorum campus in Hemel Hempstead, where we are building The Foundry, another development of one and two-bedroom apartments.

“We’ve now developed a great relationship with West Herts College which we hope to continue as the sites progress.

"Bellway North London has already had the chance to get involved with the construction courses on offer at the new Hemel Hempstead campus, with some of our staff visiting the students and giving them an insight into what we do and how to progress their careers after college.

“We’re hoping to submit our plans for the Kings Langley site to Three Rivers District Council in the next couple of months and start demolition work this autumn in preparation for building to begin, with the first homes due to be released for sale in early 2021.”

The former West Herts College campus in Kings Langley is located in Langley Waters, off Home Park Mill Link Road, the development is adjacent to Kings Langley railway station.

The site also benefits from the Mill Stream which runs to the west of the proposed development, and open countryside can be accessed to the south of the former college campus.

Bellway intends to release the first apartments for sale at Millworks from early 2021, all of which will be available with the Government-backed Help to Buy scheme.
