The guide price for the deal was £1.3 million and planning consent was obtained for a new KFC drive-through restaurant, offices on two floors above as well as a separate industrial unit totalling approximately 1,378 sq m (14,832 sq ft).

The 1.44 acre site at 47 Maylands Avenue was sold on behalf of Angle Property by Aitchison Raffety and Lambert Smith Hampton to the SME Group plc.

SME operates under franchise license the KFC and Pizza Hut brand in partnership with Yum Brands Inc, the Costa Coffee brand in partnership with Whitbread Plc as well as the Comfort Inn Hotel Brand in partnership with Choice Hotels International and the Holiday Inn Hotel Brand in partnership with InterContinental Hotels Group.

Aitchison Raffety and Lambert Smith Hampton advised the vendor, Angle Property whilst Bridgebank Property represented the purchaser, SME Group plc.
