These events will give local people the opportunity to ask questions and provide feedback. Feedback can also be submitted via the website and over the phone.

The plans are being brought forward by Countryside, who have been selected by Homes England as their development partner for this site.

Homes England is the Government’s housing delivery agency and landowner.

The vision for Spencer’s Park Phase 2 is to create an outstanding place for people to live, with a range of well-designed new homes, supported by a wide range of facilities.

Spencer’s Park Phase 2 will deliver 600 new homes, of which 35% will be for affordable housing, all the new homes are to be built off site using modern methods of construction.

The proposed plans also include a new primary school, a local centre and employment space.

The site straddles two Local Planning Authorities - Dacorum Borough Council and St. Albans City and District Council - Spencer’s Park Phase 2 was granted outline planning consent in 2019.

Daniel Layton, managing director, Partnerships North London, Countryside said: “Countryside was delighted to be selected as Homes England’s development partner earlier this year.

“We’re really looking forward to talking to local people about our plans as we know so many people need homes, especially high-quality homes.

“Sadly, Covid-19 makes it difficult for us to meet people face to face as we would normally like to do. Instead, we have created a website which contains lots of information and a place for residents to tell us what they think.

"We’re also looking forward to answering residents’ questions at our virtual consultation events in early December.”

“Through Spencer’s Park Phase 2, we will continue our commitment to creating lasting communities for everyone, integrating existing and new residents seamlessly.”

Julian Frost, senior development manager at Homes England said: “At Homes England we’re determined to boost innovation and the use of Modern Methods of Construction.

“To be working with our delivery partner Countryside to deliver a 100% MMC scheme, a high proportion of affordable housing and a broad range of amenities is hugely exciting.”

The first phase of Spencer’s Park was completed in 2018 by Barratt Homes.
