Bellway to build hundreds of homes in Hemel Hempstead by 2022

Bellway North London is to deliver more than 500 new homes in commuting hotspots along the M1 corridor over the next two years.

The developer will build a total of 573 homes in high-demand locations in Hertfordshire and Buckinghamshire, all within a 35-minute train journey of central London.

Construction work is underway at two sites in Hemel Hempstead – Apsley Quay and The Foundry, which will deliver 280 homes between them – as well as at the 65-home Millworks development in Kings Langley, which will launch next year.

All developments are due to be completed and fully occupied by 2022.

The developments will also include sites in Milton Keynes and Watford – locations that saw the biggest surge in homebuyer enquiries following the announcement of a stamp duty holiday last month (July).

"It also points to the underlying strength of the housing market in these areas, where demand remains extremely high.

“The M1 corridor continues to be a key destination for London commuters looking to get on the property ladder.

"The high-speed West Coast Main Line offers quicker connections than many of the other main rail routes into the capital, while prices are generally more affordable than in the commuter belt to the south of London.

“Selecting the right locations is vital if we are to meet the housing needs of those working in the capital, and it’s no coincidence that the five developments we are building in Hertfordshire and Buckinghamshire over the next two years are in locations with direct trains to Euston in 35 minutes or under.

“Providing high-quality yet attainable homes in these locations is also essential to delivering the right housing mix to enable young professionals to live within commuting distance of the capital and sustain London’s vibrant economy.

"At Apsley Quay, where apartments are priced between £250,000 and £450,000, 90 per cent of those who have reserved a home so far have been first-time buyers.”
